These buyers often drive around on the weekends or evenings to look at model homes in the neighborhoods they’re interested in. Once they find one they like, they might be inclined to go inside. Lo and behold, there’s an agent in there! This agent is there to help the builder of the home. They have a fiduciary responsibility to help and protect the interests of the builder, who is also the seller of that property.

That agent won’t have your best interests in mind. Their goal is to help the builder make the most money, so remember that whenever you ask them a question, they’re thinking about the builder, not you.

This brand-new home could be your forever home, so why wouldn’t you want someone in your corner to protect your interests when you’re planning to purchase an asset this large? It doesn’t cost you anything to have a buyer’s agent represent you, and builders typically use their own contracts.
